Planning Commission Meeting Update
August 12, 2009 Wednesday

CALL TO ORDER/PLEDGE OF ALLEGIANCE

Commissioners Michael Draze, Airlin Singewald, Mary Whittlesey,
Vice-Chairperson Michael Multari, and Chairperson Charles Stevenson
Commissioners Boswell and Meyer were absent.

MINUTES: Minutes
of July 22 and July 29, 2009.
Minutes of July 22nd were approved as presented. Minutes
of July 29th were approved as amended.
PUBLIC COMMENT:
None
PUBLIC HEARINGS:
1. 774 Caudill Street. U 142-08: Review of a
mixed-use project in the M zone and a 30% shared and mixed-use
parking reduction; Caudill Street Partners, applicant. (Brian
Leveille)
Brian Leveille provided an overview of the project discussing the
mixed-use project and recommended approval based on findings and
subject to conditions. The Planning Commission discussed the
approval process and the impending adoption of the South Broad
Street Corridor Plan. Project Applicant, George Garcia, presented a
PowerPoint presentation providing a background of design concepts
and the intent that the project be consistent with the SBSCP. The
Commission discussed proposed changes to the table of allowed uses
and how it would likely not be in effect very long once the SBSCP is
adopted. The Commission had concerns that restaurant uses may exceed
available parking and placed a condition on the use table (Exhibit
A) that restaurants will require Director’s Approval if parking
exceeds the equivalent of 1 parking space per 300 square feet. The
Commission commented that the project is a good implementation of
the SBSCP and hoped it would be constructed soon.
