ACCEPTANCE OF AGENDA:

Chorro Street.
ARC 95-08; Review of four new condominiums on vacant property;
R-4-H zone; Chorro Street Partners LLC, applicant.
(Phil Dunsmore)
On a 4:1 vote (Commr. Weber voting no), the Commission granted final
approval to the project, based on recommended findings, and subject
to conditions, including four added conditions. Added conditions
related to building design, including further articulation to the
back and rear elevations, specifications regarding the windows and
rafter tails, and revisions to the roof form of Unit 3. Overall,
the Commission found the project to be a very high quality infill
project and supported the architectural style after some discussion
of the appropriateness of the Spanish design theme in this setting.
Two neighbors addressed the Commission as part of the public
hearing. Catherine Baker expressed concerns regarding the
structural integrity of the stone wall on the adjacent property with
project development and questioned how her views might be affected.
Linnaea Phillips was concerned that the project looked more like an
office building and preferred to see a Craftsman architectural style
to fit in better with the historic neighborhood.
COMMENT & DISCUSSION:
1. Staff:
a. Agenda
Forecast -
Pam Ricci provided
an agenda forecast for the upcoming October 6th meeting.
2. Commission:
a. Minutes:
August 18, 2008 –
The minutes were
continued as there was not a quorum of members present who attended
the August 18th meeting to vote on the minutes.
b. Recent
Project Review – Lessons Learned
Commr. Palazzo suggested that correspondence related
to projects, if received far enough in advance, could be e-mailed to
Commissioners rather than individual copies made to save paper.
Commr. Duffy suggested that preliminary ARC agendas and Planning
Commission agendas be e-mailed, rather than distributed as hard
copies.
Commr. Hopkins mentioned that the rafter tails in the
eaves of the new industrial buildings located closer to Suburban
Road looked more in keeping with what he anticipated than some of
the buildings built closer to Tank Farm Road.
ADJOURNMENT
The meeting adjourned at 6:35 p.m.
Any writings or documents provided to a majority of the
Architectural Review Commission regarding any item on this agenda
will be made available for public inspection in the Community
Development, 919 Palm Street, during normal business hours.
